Then there’s the soil. Houston sits on highly expansive Beaumont Clay, which can shift foundations inches between seasons. A dry August pulls moisture out, the clay contracts, and a slab drops. A wet spring pushes it right back. Every foundation, driveway, and addition we do accounts for that movement. Pair the soil with over 50 inches of annual rainfall, and you understand why drainage, slab heights, and flashing details matter here more than in most of the country. Post-Hurricane Harvey FEMA remapping also changed minimum finished-floor elevations in the inner loop, which directly dictates how high a new slab sits. Any contractor who hasn’t adjusted to those maps is building to yesterday’s rules.
