  • Lifting and creasing at the shingle seal strip on Timberline HDZ roofs. Houston’s Beaumont Clay shrinks and swells with every wet-dry season, flexing decking enough to break the seal strip. We see this on pier-and-beam homes in Montrose and the Heights more than anywhere else. The fix is re-sealing or replacing the affected courses, and sistering rafters where the deck has moved too far.
  • Nail pops following rafter lines on 1920s craftsman bungalows. The old 1×6 decking in Montrose and the Heights corridor is too thin for modern foot traffic. Nails back out in rows under Timberline shingles. We can spot the pattern from the attic before we ever lift a shingle.
  • Granule loss concentrated on the windward northern slopes. Houston’s spring squall lines pound the north-facing roof planes, leaving bare asphalt patches on Timberline shingles before the 10-year mark. If you see dark streaks from the street, that’s exposed mat, and it’s only going to spread.
  • Flashing failure at dead valleys between new townhomes and old bungalows. A three-story slab townhome and a 1940s pier-and-beam bungalow move independently. Standard GAF step flashing doesn’t survive that differential movement. We upgrade the flashing detail before we lay shingles.
  • Post-Harvey deck height conflicts. FEMA remapping after 2017 changed minimum finished-floor elevations across much of the inner loop. A new GAF roof deck that raises the roofline can put a home out of compliance with plat restrictions. We check before we build.

A re-roof that raises the deck height or changes the shingle profile above a 1920s plat restriction can trigger a neighbor-initiated injunction that city hall cannot resolve. That stop-work order lands after you’ve spent money, not before. On any pre-1960 lot, we run the title search before we tear off a single GAF shingle. It’s the step that keeps a homeowner out of court, and most Houston roofers skip it entirely.

On a 1938 bungalow on Rutland Street in the Heights, our crew replaced a failing GAF Timberline HDZ roof where the north slope had lost so much granule that the shingle mat was visible from the street. We pulled back the decking over the back bedroom and found the original 1×6 boards had split along three rafters, which is why every nail within 18 inches of that line had backed out.
