  • Crank gear failure on PGT 400 Series casement operators: Non-impact 400 Series windows are solid, but when the rough opening shifts during San Antonio’s drought-to-flood swings, the sash racks. The crank gear takes that stress and strips. We replace the operator with OEM PGT parts so the fit stays true.

San Antonio’s inner-city construction is shaped by two geological realities that most window contractors never deal with. First is the shallow caliche hardpan, a compressed calcium-carbonate layer that makes excavation genuinely difficult. The second is the expansive black clay that sits on top of it, swelling in wet years and shrinking in dry ones. That movement is the single most pervasive construction challenge across every project type in this city, and it hits PGT equipment harder than people expect. Windows are rigid. Clay soil is not. When the ground under a pier-and-beam home in King William moves an inch, that inch shows up at the PGT interlock as a gap, at the slider track as a bind, or at the crank gear as stripped teeth.
