Andersen Construction in Houston, CA | Barrett & Sons Construction

We provide independent Andersen window and door service across Houston, from the Heights to Montrose. What makes our Andersen work different here comes down to one thing: we understand how Houston’s shifting Beaumont clay and deed-restriction-only building rules affect every frame we touch. That local knowledge changes how we repair, replace, and recommend – and it’s why homeowners call us instead of a parts counter. For a straight answer and a written estimate, call (877) 610-1318.

Why Houston Residents Choose Us for Andersen Service

We’ve been working with Andersen windows and doors since long before they became the default choice in Houston remodels. Tom Barrett started Barrett & Sons in 1998, and his crews have pulled more Andersen sashes out of 1920s bungalows and three-story infill townhomes than we can count. We’re not an Andersen dealer and we don’t pretend to be one. What we are is a local, owner-operated crew that knows which Andersen parts hold up in Houston humidity and which ones need attention after a wet winter.

Our crew members are background-checked, uniformed, and most of them are Tom’s sons or people they’ve trained for years. When you call us about a swollen sash or a stripped casement crank, the person on the phone actually knows what you’re describing. And every job, including an Andersen repair, comes with the 90-Day Done Right Promise in writing. If something isn’t right, Tom comes back.

Common Andersen Construction Problems We Solve in Houston

  • Swollen sash corners on Andersen 400 Series double-hungs. Houston’s expansive clay swells after wet winters and shrinks during summer droughts. That seasonal movement racks window frames in older homes, and the sash corners on 400 Series double-hungs are usually first to bind. We re-shim, replace the corners when needed, and get the sash moving again without replacing the whole window.
  • Stripped crank mechanisms on A-Series casements. Homes on pier-and-beam foundations in the Heights and Montrose settle unevenly. When the foundation shifts a fraction of an inch, the casement hinge binds and the crank strips. We reset the hinge geometry before installing a new crank, so the replacement doesn’t fail the same way in six months.
  • Flashing and sill damage on E-Series units in flood-zone remodels. Post-Harvey FEMA remapping raised finished-floor requirements across the inner loop. But if the old mudsill wasn’t corrected before the window went in, water finds its way behind the flashing. We see this on infill teardowns where crews rushed the rough opening. We correct the sill, reset the flashing, and get the drainage right for a Houston downpour.
  • Thermal seal failure on 200 Series insulated glass. Houston’s humidity plus aggressive interior air conditioning creates persistent condensation between panes. Once the seal fails, the glass fogs and the insulating value drops. We replace the insulated glass unit with OEM Andersen glass when available, or quality aftermarket glazing when budget matters.
  • Sticking sliding doors on slab foundations. Newer homes on poured concrete slabs don’t shift as much as pier-and-beam, but they still move. A sliding Andersen door that worked fine in February can bind in August when the clay dries and the slab settles a fraction. We adjust the rollers and realign the track, which is usually a one-visit fix.

Andersen Service in Houston: What Local Conditions Mean for Your Equipment

Houston is the largest city in the country without traditional zoning ordinances. That means the inner loop operates under a patchwork of private deed restrictions, and here’s the part that catches people off guard: municipal permits do not flag deed restriction violations. Only a title search reveals what a specific lot can legally have built on it. We’ve seen a new Andersen picture window opening on an infill teardown in the Heights trigger a neighbor-initiated injunction because the previous owner never ran that search. The city couldn’t resolve it, because it wasn’t a city issue. It was a deed restriction issue, and the framing was already done. That stop-work risk is uniquely Houston, and it’s why we ask about title work before we cut a new rough opening on any infill project. It’s also why our Houston service area knowledge goes deeper than most crews working these ZIP codes.

Andersen Models & Products We Service in Houston

We work on the full Andersen line: 400 Series, A-Series, E-Series, and 200 Series. Each has its own failure profile in Houston’s climate, and we stock the parts that fail most often here. Sash corner kits for 400 Series double-hungs, casement hinge sets for A-Series units, and replacement insulated glass for 200 Series are on hand or available fast. We use OEM Andersen parts when available because the sill and sash tolerances are tightest, but we recommend quality aftermarket glazing and weatherstripping when cost matters and the original spec doesn’t. Repair is honest. We won’t replace a full window set when a sash kit or hinge swap solves it.

Andersen Service Pricing in Houston

Here’s what Andersen service work typically runs in Houston. These are the numbers we quote over the phone, and the written estimate you receive before any work starts matches what you pay. No allowances that aren’t on paper, no change orders after the fact.

Service Price Range
Window Replacement (per unit, Andersen) $800-$2,500
Sash kit replacement (Andersen 400 Series) $400-$900
Flashing correction $200-$600
Kitchen remodel with Andersen window install $14,000-$45,000

Material cost, access, and whether we’re working on a pier-and-beam bungalow versus a new slab-on-grade townhome all move the number. Your free estimate includes the measurements, the parts list, and the labor line by line. Call (877) 610-1318 and we’ll put a real number in your hand, not a ballpark.
