Plant Prefab Driveway & Pavers: The Los Angeles Owner’s Guide

If your Plant Prefab home sits on a driveway that’s cracking, settling, or draining poorly, we stock and install compatible pavers and driveway systems across Los Angeles. A paver driveway installation in this market typically runs $8,260 to $21,240 depending on square footage, base work, and the paver line you choose. Most owners first notice the problem after a heavy rain, when water pools against the foundation or a section of pavers starts dipping where the base has washed out underneath.

Plant Prefab homes ship with specific site-work expectations, and we’ve seen enough of them in Los Angeles to know where the weak points show up first. This page covers what fails, what it costs to fix, and whether you should grab a shovel or grab the phone.

Which Plant Prefab Models This Applies To

Plant Prefab builds panelized and modular homes, and while the home itself arrives factory-cut, the driveway and paver work happens on-site by a local contractor. That means Plant Prefab doesn’t ship a proprietary driveway system, which is actually good news for you. The pavers, base rock, and drainage details are standard trade materials, and we match them to whatever your site plan called for.

The key gotcha we see in Los Angeles: Plant Prefab’s site plans sometimes specify a compacted aggregate base depth that works fine in drier climates but struggles with our clay-heavy soil and winter saturation. If your driveway was installed to the plan’s minimum spec, you’ll see edge settling and paver drift within three to five years. We verify base depth, paver thickness (typically 60mm or 80mm for driveways, never the 40mm patio-grade paver), and drainage slope before we quote. Barrett & Sons Construction is an independent service provider, not affiliated with Plant Prefab, so we’re free to tell you when the original spec was too thin and fix it properly.

For branded paver lines, we carry Belgard and Techo-Bloc, both of which have Los Angeles-compatible color ranges that hold up under our UV exposure without bleaching to chalk. If your original installer used a big-box paver, we can usually match the size and color closely enough that a section repair blends within a season of weathering.

Signs Your Plant Prefab Driveway & Pavers Is Failing

  • Water pooling against the garage slab or foundation edge. This is the most common failure we see on Plant Prefab lots in Los Angeles. It means the driveway’s slope has flattened over time, usually because the base settled or eroded. Standing water against a slab invites cracking and, in older homes, moisture wicking into the sill plate.
  • Pavers rocking or shifting when you step on them. A paver that moves means the sand bedding layer has migrated or washed out. Left alone, the edges chip and the pattern starts to open up, and you’ll be replacing more than the one paver.
  • Visible gaps growing between pavers. Pavers don’t shrink; the base underneath is moving. In Los Angeles, this usually traces back to either insufficient base compaction or a drainage detail that’s pushing water under the driveway instead of around it.
  • Concrete driveway sections cracking along predictable lines. If your Plant Prefab home came with concrete instead of pavers, cracks running parallel to the street or radiating from the control joints are a sign of subgrade settlement. Hairline cracks are cosmetic; anything a quarter-inch wide or offset vertically is structural.
  • Weeds or grass pushing through the joints. This tells you the joint sand has thinned out and organic material is finding a foothold. It’s not just cosmetic. Roots from those weeds will widen joints and accelerate base erosion.

Replacement Cost & What’s Included

In Los Angeles, a paver driveway installation runs $8,260 to $21,240 for a typical two-car driveway. A concrete driveway installation lands between $5,310 and $14,160, and a full driveway replacement, where we demo and haul the old surface before rebuilding the base, runs $5,900 to $16,520. Where your project falls depends on square footage, access for equipment, and what we find once we open up the base layer.

Every quote from us is a written, line-item price. You’ll see the paver or concrete cost, base material, haul-away, any drainage work, and labor broken out separately. If we open up the ground and find something the original installer buried, like a broken drain line or a tree root that has to come out, you get a written change order before that work starts. No surprise invoice at the end. Our work carries the 90-Day Done Right Promise: if it’s not done right, Tom Barrett comes back and makes it right, one call.

Driveway sealing, which is a maintenance item rather than a replacement, runs $295 to $825 in Los Angeles and is worth doing every two to three years on concrete.

DIY or Call Us?

You can safely check a few things yourself: look for low spots after rain, check whether pavers rock underfoot, and measure any cracks with a quarter. If a crack is thinner than the coin, it’s cosmetic. If the coin drops in, call someone.

Where DIY goes wrong on driveways is the base. Most Los Angeles homeowners underestimate how much excavation and compaction is required to keep a driveway flat for more than a few seasons. The base layer isn’t just gravel; it’s graded, compacted in lifts, and sloped to drain. Get that wrong and you’ll be redoing the job in three years, spending more than if you’d hired it out the first time. Pavers also weigh more than they look. A full driveway means several tons of material, and moving that by hand is how backs go out.

If you want us to look at it, call (877) 610-1318. We’ll walk the driveway with you, tell you what’s actually wrong, and give you a written estimate. The estimate’s free, and there’s no trip charge inside the county.
