Owens Corning Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a home addition or ADU in Los Angeles and you want Owens Corning materials in the build, we can price it honestly and get it done right. A full home addition in Los Angeles typically runs $53,100 to $153,400, while an ADU runs $106,200 to $259,600. Most owners reach out to us after realizing their existing structure has framing or insulation issues that Owens Corning products would solve, or because a previous contractor used materials that didn’t hold up to our sun and heat. Here’s what you need to know before you sign anything.
We’re an independent Los Angeles contractor. We’re not affiliated with Owens Corning, but we install their insulation and building materials regularly because the product holds up here.
Which Owens Corning Products This Applies To
When Los Angeles homeowners talk about “Owens Corning” in a home addition or ADU, they’re usually talking about one of three things: the insulation, the roofing materials, or occasionally the framing accessories. Each one has different compatibility requirements, and getting the wrong match is the most common mistake we see from other bids.
For insulation, Owens Corning’s line breaks down by R-value and form factor. The EcoTouch and PINK® fiberglass batts come in R-13, R-19, R-21, R-30, and R-38, with widths cut for standard 16-inch and 24-inch on-center framing. If your addition is being framed at 24 inches on center, you cannot use a batt cut for 16-inch cavities without compressing it, and compressed fiberglass loses significant R-value. We measure every cavity before ordering. The gotcha most people miss: Owens Corning attic and wall batts sold at Los Angeles big-box stores are often the kraft-faced variety, but LA building code for new additions and ADUs requires a fire-rated facing in certain assemblies. We order unfaced batts for those applications and install a separate vapor retarder where the inspector wants one.
On the roofing side, Owens Corning Duration® and Oakridge® shingles changed spec over the years. Duration shingles run thicker and use their SureNail® strip, while Oakridge is the more economical line. The two are not interchangeable mid-roof. If your addition roof ties into an existing Owens Corning roof, we match the exact line and color code from the original install. Color codes change; “Barkwood” from 2012 is not the same “Barkwood” Owens Corning sells today.
For OEM versus aftermarket: with insulation, there’s no meaningful aftermarket equivalent worth buying. We use genuine Owens Corning or CertainTeed. With roof accessories, generic ridge vents and underlayment are often fine, but we’ll tell you before we substitute anything.
Signs Your Owens Corning Home Addition or ADU Is Failing
- Rooms feel hot by noon, even with the AC running. This is almost always under-insulated or compressed batts. Los Angeles gets intense direct sun, and a room that heats up fast in the morning is telling you the ceiling or wall insulation isn’t doing its job. We regularly find batts installed backwards in additions built by other contractors, with the facing on the wrong side.
- Energy bills jumped after the addition was built. If your addition added square footage but your bill went up disproportionately, the insulation wasn’t installed to the R-value on the permit drawings. We’ve pulled batts out of Los Angeles additions and found gaps you could put your hand through.
- You can hear street noise through the new walls. Fiberglass insulation is a poor sound barrier on its own, but properly installed Owens Corning batts with air-sealing should noticeably cut traffic noise. If you hear everything from the street, there are cavities with no insulation at all.
- Moisture staining on the new ceiling. That points to a roof tie-in problem where the addition roof meets the old roof. The flashing detail at that junction is where additions leak most often in Los Angeles. Owens Corning shingles won’t fail there on their own; the install detail fails.
- The drywall seams are cracking within the first year. New framing settles, but if your addition is cracking along every seam within 12 months, the framing and insulation were likely rushed. We see this when crews skip the air-sealing step or install batts before the rough electrical inspection is signed off, then pull them back out and shove them in again.
Replacement Cost & What’s Included
A full home addition in Los Angeles lands between $53,100 and $153,400 depending on square footage, roofline complexity, and whether you’re adding a bathroom or kitchen. ADU construction runs $106,200 to $259,600. What drives the range from us is simple: framing materials, Owens Corning insulation R-value, whether the roof gets Duration or Oakridge, and what the foundation requires. Los Angeles hillside lots change foundation costs fast. We’ll give you a written line-item quote so you see exactly where the money goes. That quote includes permits pulled, inspections signed, all Owens Corning materials, and our 90-Day Done Right Promise written on the contract.
We also honor our published standing offers: $40 off any repair over $200, a free second opinion on any written estimate, no trip charge inside the county, and a permanent 10% senior and veteran discount.
DIY or Call Us?
You can check a few things safely. Look at whether the fiberglass batts are cut tight around outlet boxes. Shine a flashlight into attic spaces to see if insulation covers the entire ceiling. Check whether your existing Owens Corning shingle color and line match the new work. That’s about where we’d stop.
Adding or fixing insulation in an occupied attic is not a weekend project. It involves fiberglass dust, working in tight, hot spaces, and walking on joists where one slip puts a foot through your ceiling. Roof tie-in work on a Los Angeles addition is skilled labor; done wrong, it leaks and ruins the Owens Corning insulation beneath it. If you want to know what’s actually wrong with your addition or ADU, call us at (877) 610-1318. We’ll come look and tell you straight, and the second opinion is free if you have a written estimate from someone else.
FAQs
Fiberglass insulation doesn’t break down chemically, so it’ll last the life of the structure, typically 50-plus years, unless it gets wet, compressed, or infested. In Los Angeles, the bigger threat is moisture from roof leaks at the tie-in, which ruins the R-value. Call us at (877) 610-1318 if you suspect wet insulation.
Yes, depending on what failed. Cracked drywall from settling, under-insulated walls, and a leaking roof tie-in are all repairable without tearing the whole addition down. If the framing itself was undersized or the foundation is moving, the repair scope grows. We’ll tell you which one you have and give you a written price for the fix. Estimates are free; call (877) 610-1318.
Permitting in Los Angeles typically takes 3 to 6 months, and construction runs 4 to 9 months depending on scope and inspections. We pull every permit and schedule every inspection, and we’ll give you a written timeline before we start. Call (877) 610-1318 to talk about your project.
We order Owens Corning insulation and roofing materials per job to match your exact R-value, facing, and shingle line. We also stock parts for the other brands we carry, including KraftMaid, Cambria, and Silestone. For an exact quote on your Owens Corning addition or ADU materials, call (877) 610-1318.
