Dvele Home Additions & ADU: The Los Angeles Owner’s Guide

We stock and install Dvele-compatible home additions and ADU components across Los Angeles, with full addition projects running $53,100-$153,400 and ADU construction starting at $106,200. Most Dvele owners call us because a factory-installed component, usually a window seal, mini-split line, or the ERV unit that Dvele specs on their homes, has started underperforming or failed outright. You’ll notice it first as a room that won’t hold temperature, a condensation spot on the window frame, or a mechanical hum that wasn’t there six months ago.

It’s worth knowing up front: we’re an independent Los Angeles contractor, not a Dvele factory shop. That matters because we can source the correct-spec part without the factory-routing delay, and we’ve worked on enough Dvele builds in Los Angeles to know where their systems run into trouble in our climate.

Which Dvele Models This Applies To

Dvele builds a few distinct product lines, most commonly in Los Angeles the IQ series, the Aspen, and the larger custom homes they assemble on-site. The home additions and ADU systems we work on span all of them, but the components differ by model year and envelope spec. A 2021 IQ uses a different ERV control board than a 2023 Aspen, and the window packs are not interchangeable even if they look identical from the driveway.

Here’s the compatibility gotcha we see regularly: Dvele’s ADU shell connections use a proprietary flange detail around the roof-to-wall transition. If your addition was built to tie into the primary home’s envelope, the flashing profile is not a standard off-the-shelf size at any Los Angeles supply house. We keep the correct profile in stock because we’ve learned the hard way that swapping in a standard Z-flashing there leads to water intrusion at the first heavy rain. It’s the kind of thing that looks fine for eighteen months and then shows up as a ceiling stain.

If you’re not sure which series you have, check the label plate on your electrical panel door or the sticker inside the ERV cabinet. Both will list the model and build date. When you call us, that label is the fastest way to get the right part matched.

Signs Your Dvele Home Addition or ADU Component Is Failing

  • A room in the addition won’t hold temperature while the main house stays comfortable. That’s usually the ERV bypass damper sticking or a sensor out of calibration, not your HVAC system. The ERV is the heart of how Dvele manages air in a tight envelope, and when it’s not moving air correctly, the room feels stale and cold spots appear.
  • Condensation between the glass on a Dvele-spec window or door. The factory glazing package on these units is high-performance, but a failed seal shows up as fog you can’t wipe away. In Los Angeles’s dry season you might not notice it, but it’s there after the first coastal fog rolls in.
  • A mechanical hum or rattle that gets louder in the afternoon. That’s frequently the mini-split line set vibrating against the wall cavity. On Dvele builds the line sets run through tight chases, and the factory insulation sleeves can shift. Left alone, the copper rubs and eventually leaks refrigerant.
  • Water staining at the base of a wall where the addition ties into the original structure. This is the flashing detail I described above. It’s the most common failure point on Dvele additions in Los Angeles, and it’s always cheaper to fix before the drywall sponges up water.
  • The ADU’s mechanical room smells musty or the floor drain gurgles. Dvele’s tight envelope means any plumbing vent issue gets amplified. A dry trap or a vent stack that was capped during the build will let sewer gas back into the space, and you’ll smell it before you see any standing water.

Replacement Cost & What’s Included

For the parts we’re talking about, the full-addition and ADU component replacements we handle in Los Angeles fall into two buckets. Targeted repairs, like a window sash swap, a mini-split line set replacement, or an ERV damper rebuild, typically run $2,360-$7,670 installed depending on the component and how much wall access is required. Full additions and ADU construction are different animals entirely, with home additions at $53,100-$153,400 and ADU construction at $106,200-$259,600 in Los Angeles.

Component or Scope Installed Range (Los Angeles)
Window or door sash replacement (Dvele-spec) $2,360-$7,670
Mini-split line set repair or replacement $3,540-$10,030
ERV damper or control board service $2,360-$7,670
Flashing repair at addition tie-in $3,540-$11,800
Home Addition (full project) $53,100-$153,400
ADU Construction (full project) $106,200-$259,600

What drives the range is wall access. A window sash on a ground-floor addition is straightforward. The same swap on a second-story wall with stucco over the Dvele panel system means cutting, patching, and re-texturing, and that’s labor you don’t skip. Every line item goes to you in writing before work starts, and if anything changes mid-job, you get a written change order before we touch it. The work itself is backed by our 90-Day Done Right Promise.

DIY or Call Us?

Here’s where I’ll be straight with you. There are things you can safely check on your own. You can read the label plate to identify your Dvele model. You can check whether the ERV filter is clogged, that’s just a hatch and a look. You can confirm whether condensation is on the inside of the glass or between the panes, because that tells us a lot before we even arrive.

What I would not do is open a Dvele wall cavity or touch the ERV duct connections. These homes are built tight, and the sheathing and vapor control layers are not forgiving of guesswork. A wrong cut into the panel system will void more than your warranty, it’ll let the envelope leak, and in Los Angeles’s wet seasons that means mold you’ll be chasing for years. The same goes for any mini-split line set. Refrigerant under pressure is not a Saturday project. If you’re unsure whether something’s a small fix or a real problem, call (877) 610-1318 and we’ll talk it through. We’ll do it right the first time, or we’ll come back and make it right.
