Andersen Windows & Doors: The Los Angeles Owner’s Guide

We stock and install Andersen replacement window sashes, door panels, hinges, rollers, locks, weatherstripping, and hardware for most Andersen product lines, with typical installed parts coming in between $295 and $2,950 depending on what’s failed. Most singles and doubles are matched and ordered within two business days if we don’t have the part on the truck. You usually discover a failed Andersen part the way most Los Angeles homeowners do: a window that suddenly won’t lock, a patio door that drags on the track, or a sash that fell and refuses to stay up. One morning everything works, the next, a crank handle spins free or the glass looks fogged between the panes and you realize you can’t wipe it off.

Barrett & Sons Construction is an independent window and door company, not affiliated with Andersen Corporation. We install and service Andersen products because we’ve torn enough builders’-grade windows out of Los Angeles homes to know the difference, and we’d rather fix a good window than replace a bad one.

Which Andersen Models This Applies To

Andersen has built windows under several distinct lines since the 1950s, and each has its own hardware and dimensional rules. The four we see most in Los Angeles are the Andersen 400 Series (wood core, vinyl-clad exterior), the Andersen 200 Series (vinyl-clad wood, lighter construction), the A-Series (full architectural line, thermally broken), and the older Narroline and Gliding lines that went under different branding in the 1980s and 1990s. The compatibility gotcha that trips up most owners: a 400 Series sash from 1998 does not drop into a 400 Series frame from 2012. Andersen changed sash profiles and locking hardware twice during that window, and while the glass dimensions match, the hardware locations don’t. If you order without checking the etched glass code in the corner and the sash lock type, you’ll wait a week for a part that won’t seat.

Every Andersen window has a small etched or lasered code, usually in a bottom corner on the interior glass, plus a unit ID tag on the frame edge when the sash is removed. That code tells us the series, the year, the plant, and the glazing package. We match OEM Andersen parts when the window is original and structurally sound, because aftermarket equivalents, especially corner keys and keepers, run a hair smaller and leave play in the lock. For Andersen patio door rollers, we often recommend an upgraded aftermarket stainless-steel roller assembly, because the OEM nylon rollers on coastal Los Angeles homes near Venice and Playa del Rey corrode from marine air in about half the expected lifespan.

Signs Your Andersen Windows & Doors Is Failing

  • The crank spins but the sash doesn’t move. This is a stripped operator gear or a broken drive arm, most common on casement windows in your 200 and 400 Series. The operator still turns, so owners assume the problem is elsewhere, but inside the housing, the gear teeth have sheared from years of fighting a hardened sash seal.
  • The sliding door grinds or hops instead of glides. Roller assemblies on Andersen gliding doors collect Los Angeles dust and grit until the bearings seize and flatten. Once the roller has flat spots, adjusting it won’t help, and running it more just chews the track. Coastal air accelerates it.
  • You can see fog or streaks between the glass panes. Failed seal on an insulated glass unit. It’s not dirt you can reach; the desiccant inside absorbed all the moisture it could, and now condensation lives between the panes permanently. In Los Angeles, wide daily temperature swings, warm afternoons and cool coastal nights, pump air in and out of the unit and shorten IG lifespan compared to more stable climates.
  • The lock won’t line up or takes force to throw. Almost always a deformed keeper or a lock assembly whose internal springs have gone soft. Owners lean harder into the lock over time, which deforms the keeper more, and eventually the window simply won’t secure. On ground-floor Los Angeles units this stops being an annoyance and becomes a break-in risk.
  • The lower sash drops when you let go or needs two hands to raise. Failed or detached balance in a double-hung unit. One side of the sash is now dead weight, the other side is fighting to hold it, and you’re straining the frame, the latches, and your shoulders. This shows up most in south-facing and west-facing Los Angeles windows where afternoon heat has been cooking the balance cartridge seals for years.

Replacement Cost & What’s Included

For Los Angeles Andersen work, the installed price range runs from about $295 for a simple stainless roller set on a gliding patio door to roughly $2,950 for a complete sash assembly with new glazing, hardware transfer, and air-infiltration testing. Line-item pricing below.

  • Patio door roller replacement (parts and labor): $295-$825
  • Casement and awning operator replacement: $470-$2,125
  • Window sash replacement, full unit: $2,360-$7,670
  • Weatherstripping and seal refresh, per window or door: $295-$1,180
  • Insulated glass unit replacement, per sash: $710-$2,950
  • Lock, keeper, and latch hardware replacement: $125-$470

Every quote is a written line item: the part number from Andersen when we’re using OEM, the replacement part when we’re upgrading to a better aftermarket piece, the labor, and the warranty on our work. No allowance games, no lump-sum mystery number. If a sash comes from Andersen and the glass is wrong or the lock doesn’t line up, we’re the ones back on your doorstep, not some anonymous parts house. Our 90-Day Done Right Promise covers the install. If it’s not right, one call brings Tom Barrett back.

DIY or Call Us?

A fair amount of Andersen repair is approachable if you’re careful: swapping a bent keeper, cleaning and re-lubing a roller track, or replacing a window screen. But a lot of what looks simple goes sideways without Andersen-specific experience. Double-hung balances are under enough tension to hurt you if the block-and-tackle cartridge isn’t released the right way. Casement operator swaps mean working inside a frame with the sash hanging, and that sash is heavier than it looks. Wrong hardware, and you’ll crack the frame or strip a mounting point.

If you can see broken or missing parts and the window still lifts out easily, a careful homeowner can pull and measure a sash without danger. If the window is fighting you, dragging, or sagging, stop there. That’s a two-person fix with the right replacement parts already matched, and it’s exactly the kind of job we’d rather do in an hour than un-do after a weekend. Call (877) 610-1318 and tell us the etching code on the glass. It saves us a trip and saves you money.
