ActiveYards Home Additions & ADU: The Los Angeles Owner’s Guide

We install and service ActiveYards-compatible home additions and ADU projects across Los Angeles, with full builds typically running $53,100 to $153,400 depending on square footage, foundation work, and finish level. Most owners call us because their existing structure has a failing component: a rotted sill plate, a sagging header, a foundation crack that’s started moving, or a roofline that no longer ties in clean. The good news is that ActiveYards components are built to a known spec, which means we can usually match the part, price it honestly, and get it ordered the same week.

If you’ve got a home addition or ADU that’s showing its age, you want a contractor who knows what ActiveYards built and how to fix it without tearing out more than necessary. That’s exactly what we do. Tom Barrett founded this company in 1998, and we’ve been pulling permits and signing inspections in Los Angeles ever since. Every price change arrives as a written change order before work starts, and every job carries our 90-Day Done Right Promise.

Which ActiveYards Models This Applies To

ActiveYards manufactures pre-engineered building components used in residential additions, ADUs, and detached structures. The parts we most often source include framing connectors, sill plates, headers, post bases, and anchor systems. Here’s the compatibility gotcha: ActiveYards changed several connector profiles around 2019, so a part that looks identical from ten feet away may not seat correctly against older framing. We always check the stamped part number and measure the actual profile, not just the overall length. If your existing addition was built before 2019, bring us a photo of the manufacturer’s label or the stamp on the part itself. We’ll match it.

For most ActiveYards parts, the OEM component is the right call when it’s still in production. But for discontinued profiles, we’ve had consistent success with quality aftermarket equivalents from brands like Simpson Strong-Tie and USP, provided the load rating and dimensions match the original spec. On kitchens and baths inside those structures, we carry KraftMaid cabinets, Cambria and Silestone countertops, so the finish work matches the quality of the framing underneath.

Signs Your ActiveYards Home Additions & ADU Is Failing

  • Doors that suddenly stick or won’t latch. This usually means the header or the foundation has shifted. In Los Angeles, expansive clay soil in neighborhoods like Encino and Woodland Hills swells and contracts with the seasons, and that movement travels right up into the door frames.
  • Visible cracks at the corner where the addition ties into the original house. That junction is the most common failure point we see. It’s where differential settling shows up first.
  • A floor that slopes or bounces. Bounce often means a joist hanger or post base has worked loose. Slope means the foundation under the addition is moving. Both are fixable, but I wouldn’t put either off.
  • Water staining or soft wood at the sill plate. Los Angeles doesn’t get much rain, but when it does, poor flashing at the addition roofline directs water right down inside the wall. By the time you see the stain inside, the sill is usually already compromised.
  • Gaps opening between the addition and the roofline. This tells us the framing is pulling away, and the tie-in hardware that should be holding it is either missing or rated wrong for the span. We’ve fixed a number of these where the original build cut corners.

Replacement Cost & What’s Included

For a full ActiveYards-compatible home addition in Los Angeles, you’re looking at $53,100 to $153,400. That range covers everything from a modest bump-out with basic finishes to a larger ADU with a full kitchen and bath. What drives the number: square footage, foundation type, whether we’re matching stucco or lap siding, and how much of the existing framing can be saved versus replaced. Every quote includes parts, labor, permits pulled, and inspections signed. No allowances that aren’t on paper, no surprises at the end.

We write the scope, the allowances, and every change order in writing before any work happens. If the job changes, you get a written number before anything moves. That’s how we’ve done it since 1998, and it’s why our customers in Los Angeles answer the phone when we call.

DIY or Call Us?

Some things you can safely check yourself: look for visible gaps at the roofline, test doors for sticking, and shine a flashlight along the sill plate for water stains. That’s useful information when you call us. What you shouldn’t do is get up on a ladder and start pulling apart framing or attempting to jack up a sagging beam. A failed header under load can drop without warning, and a foundation repair done wrong can make the original problem worse and more expensive to fix properly.

The permit inspector works for you, not for me. That’s why we like him. If you’re not sure whether your addition or ADU needs a repair or a full replacement, call (877) 610-1318 and we’ll come out, look it over, and tell you straight. No trip charge inside the county.
