Abodu Construction in Dallas, CA | Barrett & Sons Construction
We’re Barrett & Sons Construction, and we provide independent Abodu construction, kitchen remodeling in Dallas, and repair service across Dallas. We’re not a manufacturer affiliate or an authorized dealer. What we are is a local crew that has built, leveled, and repaired Abodu units on the city’s expansive clay for years, so we know exactly what these modules do when the ground under them moves. If your Abodu has a seam separating or a door that won’t latch by late summer, call us at (877) 610-1318. We’ll tell you straight what it’ll take to fix it.
Why Dallas Residents Choose Us for Abodu Service
Most of the folks who call us about their Abodu have already tried the national route. They got a phone quote that sounded fine, then a different number at the door. That’s not how Tom Barrett runs a job. Tom grew up in the San Fernando Valley and learned the trade at Los Angeles Trade-Technical College, starting with framing. He started Barrett & Sons in 1998, and his sons run crews today. When you hire us for Abodu sales & service, you get a name on the truck and a person who answers the phone. Every price change arrives as a written change order before we touch anything. Permits get pulled on eligible jobs, and inspections get signed. We put the 90-Day Done Right Promise on every contract: if it’s not right, one call brings Tom back.
We also carry the supplies that Abodu work in Dallas actually requires. Factory-matched panel and trim components when you need color continuity. Aftermarket structural anchors and corrosion-resistant fasteners when the clay soil and hail-prone weather call for something stronger. We don’t guess, and we don’t patch something that needs replacing just to get a signature. We’ll do it right the first time, or we’ll come back and make it right.
Common Abodu Construction Problems We Solve in Dallas
Here’s what we see most often on Abodu units in this city, and nearly all of it ties back to one thing: the ground under the unit.
- Seam separation between wall panels. Abodu’s shallow concrete pier foundations sit on Dallas’s black gumbo clay, which swells and contracts by inches through the year. When the piers heave unevenly, the wall panels pull apart at the seams. We reset the piers and reseal the joints with elastomeric material that flexes instead of cracking.
- Cracking caulk and corner trim at vertical panel joints. Hot, dry Dallas summers shrink the wood frame inside an Abodu module. The caulking at the panel joints doesn’t shrink with it, so it splits. We see this every August. Recaulking with the right flexible sealant lasts; using cheap acrylic caulk means you’ll be doing it again next spring.
- Prehung door misalignment. When the support points under an Abodu’s perimeter beam shift even a quarter inch, the door frame twists. The door starts catching at the top corner, then won’t latch at all by late summer. We shim and realign the frame, but we always check the foundation first. Realigning a door on a moving slab is a temporary fix.
- Exterior skirting damage at grade. Dallas gets its 37 inches of rain in violent bursts. A cloudburst dumps water faster than the gumbo can absorb it, and water pools against the base skirting. The skirting bows, lifts, or rots. We re-grade around the unit, add drainage where it’s missing, and replace the skirting with materials that can handle standing water.
- Foundation settling under the unit. This is the big one. If the piers sink even slightly, every problem above gets worse. We lift and re-level Abodu units, stabilize the pier supports, and make sure the drainage keeps water from undermining them again.
None of these are cosmetic fixes, though plenty of contractors will treat them that way. On Dallas clay, a seam that reopens every year is a structural warning, not a caulking job.
Abodu Service in Dallas: What Local Conditions Mean for Your Equipment
Dallas sits inside the Balcones Escarpment’s transitional soil band, and that fact shapes every Abodu job we do here. Post-tensioned cables buried in the slab are often marked only by a single stamp near the garage entry, and that stamp is easy to miss. If an Abodu unit is installed on top of one of these slabs and we need to anchor the structure or cut a waste line, we run ground-penetrating radar first. Cut through a tensioned cable and the release is catastrophic. Few other Texas metros enforce this step by default, but we won’t start cutting without it. Our crew saw the stakes of skipped scanning in Kessler Park, where we spent a week realigning an Abodu One Bedroom 600 after the owner noticed a 3/8-inch gap opening at the north wall corner seam every year by late August. We stabilized the unit’s pier supports, injected an elastomeric sealant into the wall panel joint, and re-flashed the base skirting before the autumn rain hit. The seams have stayed closed through two full wet-dry cycles. That’s the standard we hold on every Abodu job in Dallas.
Abodu Models & Products We Service in Dallas
We work on all four current Abodu model lines: the Studio 400, One Bedroom 600, Two Bedroom 850, and Flex 1000. The failure patterns we described above show up on every model; what changes is the framing load and the number of pier supports. Our parts approach is simple. We default to Abodu’s factory-matched panel and trim components when you need the color and texture to line up perfectly. But Dallas clay and hail are hard on fasteners and anchors, so we’ll often recommend aftermarket structural hardware that’s better suited to what the ground here does. Our honest guidance on any panel or seam that shows recurring movement is to replace it, not patch it again. A cosmetic repair on gumbo soil reopens within a couple of seasons. Spending the same money twice is worse than spending it once on a real fix.
Abodu Service Pricing in Dallas

FAQs - Abodu Construction in Dallas
On raw black gumbo clay, Abodu’s standard shallow pier anchors are undersized for the amount of seasonal movement this soil produces. We routinely retrofit deeper helical piers or add spread footings beneath the load points, and yes, this can be done after the unit has settled. The retrofit involves lifting the unit gradually, replacing the shallow anchors, and re-securing the perimeter beam. Call (877) 610-1318 and we’ll inspect your piers and tell you whether retrofitting will actually stop the movement.
Because the wood frame inside the module shrinks every summer in Dallas’s dry heat, and the caulk doesn’t. Standard acrylic caulk hardens and splits under that movement. The fix is an elastomeric sealant with enough elongation to flex with the frame, installed after the panel joints have been cleaned and primed. If the seam is reopening beyond a surface crack, the underlying cause is foundation movement, and no caulk will hold until the piers are stabilized.
You can, but only after ground-penetrating radar has located every post-tensioned cable in the cut path. Cutting through a tensioned cable is extremely dangerous and can compromise the entire slab. We scan before any saw-cutting on Dallas post-tensioned slabs, and we won’t skip that step for anyone. Call (877) 610-1318 for a free estimate on the bathroom remodeling in Dallas, and we’ll include the scan in the price.
Water pooling at grade. Oak Cliff’s older lots have compacted clay near the surface, and a cloudburst storm dumps water faster than it can drain. The water sits against the skirting, the skirting absorbs it, and it bows or lifts. The fix is re-grading the surrounding soil, adding a drainage path, and replacing the damaged skirting with moisture-resistant material.
Because an Abodu module is a lighter, stiffer structure than a stick-built addition, so the foundation has to move with the unit rather than against it. We detail the connection and the footings differently so the deck and the module don’t fight each other as the clay expands and contracts. That’s not a typical Dallas addition; it’s an Abodu-specific foundation detail. Call (877) 610-1318 and we’ll walk you through the difference in person.
