  • Tile that sounds hollow when tapped: Hollow-sounding tile means the bond has broken, usually because the mortar was mixed too dry or the substrate moved. It’s not loose grout; it’s a de-bonded tile that’s one step from cracking.
  • White, chalky buildup at the base of walls or around the curb: That’s efflorescence, salt being pulled up through the concrete as water moves through it. It tells you water has been traveling through the pan bed for months, not days.
  • A musty, damp smell that won’t go away: Water that entered the pan and can’t escape creates persistent moisture. Los Angeles has dry air, but a failed pan traps moisture beneath the tile, and the smell is the tell. If you can smell it, the framing around it is already wet.
