Jeld-Wen Home Additions & ADU: The Los Angeles Owner’s Guide

When a Jeld-Wen window, door, or patio slider on a Los Angeles home addition or ADU starts failing, homeowners usually call us after a bad rain or a drafty night. We stock and install Jeld-Wen-compatible parts across Los Angeles, with most full replacements on additions and ADUs running $53100 to $153400 depending on scope, window counts, and structural work. Same-week assessment is typical; we’ll come look, measure, and hand you a written line-item quote before anything gets ordered.

The way most owners discover the problem: a window won’t latch, a sliding door grinds on its track, or condensation collects between panes in a room that used to stay warm. On ADUs especially, the smaller footprint means every failed seal or warped frame shows up fast in your utility bill. You notice the room feels damp, or the glass fogs and won’t clear. That’s the part telling you it’s done.

Which Jeld-Wen Models This Applies To

Jeld-Wen builds windows and doors across a few distinct series lines, and the part you need depends on which one is installed in your addition or ADU. The Jeld-Wen Premium Wood and Siteline wood-clad lines show up most often in Los Angeles custom additions, while Builders Series vinyl is common on ADUs built to a budget. The Auraline composite line is newer but we’re seeing it on higher-end projects. Each series takes different hardware, different weatherstripping, and different glass packs, so matching the part to the model matters more than matching it to the brand.

Here’s the gotcha we run into weekly: Jeld-Wen labels their sashes and frames with a small white or silver sticker that includes a manufacturing code and sometimes the series name, but on units older than five or six years that sticker is faded, painted over, or gone. Without it, field identification comes down to measuring the glass thickness, checking the corner construction, and looking at the locking hardware profile. We do this on-site. For OEM parts, Jeld-Wen changes hardware suppliers periodically, so a latch from a 2018 Siteline may not fit a 2021 Siteline. Quality aftermarket equivalents from companies like Truth Hardware and Prime-Line often work fine, but we’ll only spec one when the OEM part is discontinued or the lead time is unreasonable. We’ll tell you which is which and why.

Signs Your Jeld-Wen Home Addition or ADU Window or Door Is Failing

  • Condensation or fog between the glass panes. The seal on the insulated glass unit has failed. Moisture is now inside the unit permanently. The glass can’t be cleaned from the inside; the pane needs replacement.
  • The door or window won’t latch without lifting or forcing it. The frame has settled, the hinges or rollers have worn, or the slab has warped in Los Angeles heat. Forcing it strains the hardware until something breaks.
  • Visible daylight or a draft at the edges. Weatherstripping is compressed beyond recovery, or the frame has racked out of square. In a small ADU this one failed seal can drive your cooling bill up all summer.
  • A slider that grinds, sticks, or jumps the track. Roller assemblies on Jeld-Wen patio doors wear flat on one side after years of use, especially if the track collects dust from Los Angeles construction and dry air. The door needs new rollers, not more silicone spray.
  • Soft wood or peeling finish at the sill or bottom rail. On wood-clad and wood-frame windows, this is rot from trapped moisture. In an addition with poor eave overhang, the bottom rail takes direct sun and rain year-round. Patch it now or replace the sash later.

Replacement Cost & What’s Included

In Los Angeles, a full window or door replacement on an existing addition or ADU typically runs from $5310 to $17700 per window, and $9440 to $29500 for impact-rated or large custom-mulled units. A full home addition or ADU build that includes Jeld-Wen windows and doors runs $53100 to $153400, which is the lead range for this page. What drives the spread: the number of openings, the Jeld-Wen series you’re matching, whether the existing frames are square enough to accept a sash replacement only, and whether we’re pulling a permit. In Los Angeles, structural changes to door openings on an ADU generally require a permit, and we pull it.

Every quote includes the part or unit itself, the labor to remove and reinstall, shimming and flashing, exterior trim when the old trim breaks on removal, haul-away of the failed unit, and the written 90-Day Done Right Promise. No surprises at the end. If the scope changes mid-job, you get a written change order before anything moves. That’s how Tom Barrett has run Barrett & Sons Construction since 1998.

DIY or Call Us?

Some things are safe to check yourself. You can clean a track. You can test whether the sash sits square in the frame. You can check the existing weatherstripping for cracks. That’s about where we’d draw the line. Removing a Jeld-Wen sash, replacing an insulated glass unit, or re-shimming a frame on an ADU is a job that goes wrong quickly. Glass units are heavy and under pressure; a mishandled pane shatters into a cleanup and a delay. If the frame is out of square, a new sash won’t fix it, and you’ve spent money on a part that still doesn’t fit.

We’d rather come look for free inside Los Angeles and tell you exactly what’s wrong. Call (877) 610-1318. You’ll get a live person, not a voicemail box. We’ll schedule the visit, take measurements, and hand you a written quote. No trip charge inside the county.
