• Gate dragging or latching on the wrong side. Vinyl gates are heavy, and the hinge posts take all of it. When you see the gate sag, the post is rotating in the ground or the hinge hardware is pulling out of the vinyl. Tightening the hinges rarely fixes the underlying post issue for long.
• Brittle sections that crack when bumped. Vinyl loses flexibility after years of Los Angeles sun exposure. Parts that once flexed now shatter. If you can press hard on a panel and hear stress cracking, that section has reached the end of its life and should be replaced before it fails during the next Santa Ana wind event.
• Rails popping out of post slots. When a post shifts even a fraction of an inch, the routed rails lose their seat. This is the early warning before the whole section falls. We can often reset the post before any panel breaks, which keeps the repair cost low.
