Tamko Windows & Doors: The Los Angeles Owner’s Guide

We stock and install Tamko-compatible windows and doors in Los Angeles, with most replacement and retrofit jobs running $5,310 to $17,700 depending on size, series, and opening count. Most owners find us the day a latch stops seating, a weatherstrip tears loose, or a sliding door starts grinding on its track. The good news: nearly every Tamko part on a window or door can be replaced without tearing out the whole frame, and we keep the common failure parts on the truck.

Tamko is better known in the roofing world for shingles and waterproofing membranes, but their window and door line follows the same philosophy: solid aluminum and vinyl extrusions, heavy weatherstripping, and parts that are sized to the product line rather than interchangeable with every brand on the shelf. That’s the catch. A generic sash lock from a big-box aisle will often leave a gap or sit proud of the frame because Tamko’s hardware seats into channel cut to their own extrusion profile. If a lock or hinge on your Tamko window wobbles or no longer holds, the fix is a part matched to the series, not just the closest thing on a pegboard hook.

We’re an independent Los Angeles contractor, not a Tamko dealer. That matters because we have no incentive to push a full replacement when a hinge or balance costs under $200. Tom Barrett has spent the better part of two decades on jobs across Los Angeles where the honest answer was “we can swap the part” instead of “we need to re-frame the opening.” We’ll tell you which one yours is before we ever write the estimate.

Which Tamko Models This Applies To

Tamko’s residential window line runs mostly through the Heritage and Pro series in Southern California. The Heritage series leans vinyl with aluminum screen frames and spring-loaded balances; the Pro series is predominantly aluminum, common in mid-century homes across the San Fernando Valley, Pasadena, and the Westside where original steel-framed windows were swapped out in the 1980s and 1990s. Sliding patio doors share hardware across both series in most years.

Here’s the identification gotcha we run into constantly: Tamko stamps a small silver or black label on the interior of the sash rail or the inside edge of the door frame, but on pre-2005 builds that label is often painted over or worn off. The fallback is measurement. Measure the visible glass width and the thickness of the sash extrusion. Heritage series sashes run thicker than Pro series. If you can’t read the label, take a photo of the sash profile end-on and the lock pocket, and we’ll match it from what’s on the truck or from Tamko’s parts catalog before we schedule the trip.

For sliding doors, the big separator is the roller assembly. Tamko used a steel-ball bearing roller with an adjustable height screw in most Pro series doors; the Heritage doors used a nylon wheel on a fixed axle. Mixing them up means a door that either binds at the threshold or sits high on one corner. When we rebuild a Tamko slider in Los Angeles, we replace both rollers even if only one is chattering, because the second one has been carrying extra load for months.

One more practical note: Tamko’s hardware is specific enough that we keep OEM-style locks, keepers, roller assemblies, and balance coils on the truck for the two series above. For less common line items like obscure hinge colors or custom-width screens, we order the exact part and typically have it in hand within a week. Aftermarket equivalents exist and are fine for rollers and balances, but locks and latches we prefer OEM whenever Tamko still lists the part. The tolerance is tighter and the finish matches.

Signs Your Tamko Windows & Doors Is Failing

  • Sash drops when you let go or won’t stay open. The balance coil or block has lost tension. On Tamko vinyl windows this happens gradually over 15 to 20 years in Los Angeles, often accelerated in rooms with heavy temperature swings, and it means the coil or shoe has failed, not that the window is worn out.
  • The lock lever spins or won’t draw the sash tight. The cam inside the lock has stripped or the keeper in the frame has been deformed by years of forcing it shut. The window still weatherstrips, but it no longer locks, which fails the first test of a functional window.
  • Air makes noise or you can feel a draft at the meeting rail. Tamko’s pile weatherstrip compresses over time, especially on west- and south-facing windows in Los Angeles where sun bakes the material. The glass is fine, but the seal is gone, and energy loss is real. Replacing the weatherstrip is one of the cheapest fixes we do on a Tamko window.
  • Sliding door shudders or jumps when you roll it. That’s a flat spot on a roller or dirt packed into the track. If you keep forcing it, the door grinds the track and the frame wears at the threshold, which turns a $75 roller job into a track replacement. Stop using the door and call.
  • Screen latches broke off or the frame cracked at the corner. Tamko’s spring-loaded screen latch pins shear off under repeated slamming, and the aluminum screen frame corner keys crack with age in coastal Los Angeles air. A new screen section is cheaper than a full replacement and keeps the window usable in summer.

Replacement Cost & What’s Included

Tamko window part repairs in Los Angeles typically run from $250 to $1,800 depending on what failed. A balance coil, sash lock, or weatherstrip is on the low end; rebuilding both panels on a sliding patio door with new rollers, seals, and a fresh track can push toward the high end. Full window replacement runs $5,310 to $17,700 and up depending on how many openings, whether we’re matching an existing finish, and whether the original flashing has survived. We give you the part price and the labor as separate line items on every written estimate, because you deserve to know what the part costs before you decide whether the repair makes sense or a replacement is smarter.

Our pricing does not change once the work starts unless you change the scope, and if you change the scope, you get a written change order with the new number before anything moves. Every Tamko part we install carries the Barrett & Sons 90-Day Done Right Promise: if the part fails or the install isn’t right, Tom comes back and makes it right, one call. And every eligible job has the correct permit pulled and the inspection signed, because the permit inspector works for you, not for us. In Los Angeles, a window or door replacement that touches the structural opening almost always requires a permit, and we don’t skip that step.

DIY or Call Us?

You can safely check a few things before you pick up the phone. Inspect the weatherstrip for flattening, look at the label on the sash rail, and take photos of the lock pocket or the bottom of the sliding door panel. That tells us a lot and often lets us bring the exact part on the first trip. What you should not do is pull a vinyl sash out of the frame to inspect the balance coil. Those coils in a Tamko window are under tension, and if the coil unwinds while your hand is in the frame, it can spiral cut through skin like a razor. The same warning applies to garage-door springs on the older broad-frame Tamko doors some Los Angeles homes still have. High-tension hardware is a job for someone who does it every week. Frame inspection, label photos, and honest observation are yours. Anything under tension is ours.

If you’re not sure which category your problem falls into, call us at (877) 610-1318 and describe what the window or door is doing. Tom or one of his sons will tell you straight whether it sounds like a part swap or a bigger job. There’s no trip charge inside Los Angeles County, and the second opinion on any written estimate is free.
