Schluter Home Additions & ADU: The Los Angeles Owner’s Guide

A Schluter home addition or ADU in Los Angeles typically runs between $53,100 and $153,400 installed, and most projects take eight to sixteen weeks from first inspection to final walkthrough. Which Schluter Models This Applies To

Most home additions and ADUs in Los Angeles use Schluter-DITRA or DITRA-HEAT uncoupling membranes under tile, along with Schluter-KERDI waterproofing in bathrooms, laundry rooms, or kitchen wet zones. The compatibility question that trips up most owners is thickness and substrate: DITRA is designed for plywood or OSB subfloors, while DITRA-XL is built for dimensional lumber and gives you a 5/16-inch thickness to match adjacent hardwood. If your addition has a concrete slab, you want DITRA over KERDI-BAND at every seam.

Check the end of the membrane roll or the edge strip on any leftover material for the product name and batch number. If you can’t find a label, measure the thickness with a straightedge: DITRA runs about 1/8 inch, DITRA-XL about 5/16, and KERDI membrane closer to 1/16. For ADU wet rooms, the gold standard is Schluter-KERDI board on the walls with KERDI-BAND sealing every corner and seam. If a previous contractor tiled directly over drywall in a Los Angeles ADU shower without KERDI behind it, the failure is not a question of if, but when.

OEM vs. aftermarket: for Schluter membranes, we use genuine Schluter products, full stop. The uncoupling geometry and fleece backing are load-bearing specs, not decorative choices. No-name membranes from a big-box clearance rack fail differently: they delaminate from the substrate, and you won’t know until tiles start popping.

Signs Your Schluter Home Additions & ADU Is Failing

  • Cracked tile in a bathroom or kitchen addition. The slab or subfloor moved and the uncoupling membrane either was not installed or was installed over an unprepared substrate. Los Angeles clay soil expands and contracts more than most people realize, and the membrane cannot do its job if the substrate was not flat and clean on install day.
  • Musty smell near a wet-area transition. Water is getting under the tile edge at the doorway or around the shower curb, which usually means KERDI-BAND was skimped on or skipped at that seam. Once water gets under tile in an enclosed Los Angeles ADU, the smell arrives before the visible damage.
  • Grout turning dark or crumbling in a shower corner. That is moisture wicking into the grout because the KERDI corner was not fully sealed or was punctured during tile installation. The discoloration is the first visible marker; the wood rot behind it is usually worse than what you can see.
  • Door binding or a crack running diagonally from a window corner. The addition’s foundation settled or shifted. In Los Angeles, older hillside lots and valley floor clay are both notorious for this. The Schluter membrane may be fine, but if the structure flexed enough to bind a door, the tile system is next in line.
  • Hollow-sounding tile when you tap it. The thinset did not bond to the membrane or the membrane did not bond to the substrate. That hollow sound in a Los Angeles addition built five or six years ago is almost always an install fault, not a material defect.

DIY or Call Us?

You can safely check a few things yourself: take a flashlight and look at the edges of your shower floor for missing or lifted membrane, tap tiles with a wooden spoon handle to find hollow spots, and mark any door that binds with a pencil line to track movement over a month. What you should not do is pull up tile in a wet area and guess what’s underneath. Failed Schluter work in a Los Angeles ADU often hides framing rot or subfloor damage that changes the whole scope. And if you are working with a DITRA-HEAT system, the electric mat under that membrane is live wiring, not a guess-and-check project.
