Which Toto Models This Applies To
Toto residential fixtures generally fall into a few lines you’ll see in Los Angeles additions: the Drake and Drake II toilets, the Ultramax series, the Neorest wall-hung units, the Legato and Lloyd vanities, and the Soiree tubs. Each line uses different rough-in dimensions and supply spacing, and that’s where we see most ordering mistakes. A Drake II has a 12-inch rough-in like most toilets, but the Ultramax II sits lower and needs specific flange positioning. If you’re adding an ADU over a garage in Los Angeles, the floor structure matters for wall-hung Neorest units because the carrier has to be bolted before drywall.
For parts specifically: Drake fill valves are proprietary to Toto, though the Korky aftermarket replacement is what Toto themselves licenses. Flappers on original Drakes from the early 2010s are now failing in Los Angeles homes on a predictable schedule, and the aftermarket 3-inch Korky lasts longer than the factory original. For supply lines, Toto uses a 7/8-inch ballcock connection that’s standard, but the trip lever threads on Toto tanks are finer pitch than most generic replacements. Check the model number stamped inside the tank or on the bowl underside before ordering anything.
Signs Your Toto Home Additions & ADU Is Failing
- Slow refill or a weak flush. The fill valve on a Toto Drake usually starts failing around year 8 to 10 in Los Angeles. Hard water mineral buildup clogs the diaphragm, and the flush loses force. A new fill valve is a 20-minute fix.
- Water running intermittently without a flush. The flapper warp is the classic Toto issue. The original flappers stiffen with age and stop seating fully. You’ll hear the tank refilling at random hours, and your LADWP bill will show it.
- Condensation or moisture at the tank base. The tank-to-bowl gasket on Toto fixtures is a standard 2-inch centerless gasket, but if the tank bolts were over-torqued during a rushed install, porcelain stress cracks form. We’ve pulled cracked tanks from additions done by crews that never read Toto’s torque specs.
- Wobble when you sit. A rocking toilet on a new addition in Los Angeles usually means the flange wasn’t set to finished floor height after tile was laid. Toto’s wide-base bowls actually need a perfectly level floor, more so than round-base American brands. Shims fix it, but they need to be the right shims and torqued evenly.
- An ADU shower that stays cold or spikes hot. If Toto thermostatic valves are plumbed backward on a new ADU, you get temperature spikes. The hot and cold inlets on Toto valves are marked, but we see them crossed all the time on rushed ADU builds across Los Angeles.

Los Angeles soil moves, old floors settle, and a toilet that wobbles for a year will leak at the wax ring and rot the subfloor.
