Which Delta Models This Applies To

Delta windows and doors show up in a lot of Los Angeles homes built between the late 1980s and the early 2010s, particularly in the San Fernando Valley and the older tracts around Glendale, Burbank, and Pasadena. The brand made its name on vinyl and aluminum-framed sliders, single-hungs, and French-style patio doors, and most of what we see falls into three series: the 400 Series aluminum sliders, the 500 Series vinyl sliders, and the 800 Series patio doors. DIY or Call Us?

There are a couple of things an owner can safely check before calling anyone. One is the track: a Delta slider with grit packed into the bottom groove will drag no matter how good the rollers are. Vacuum the track, wipe it with a dry rag, and see if that changes anything. The other is the weep holes along the bottom of the frame. When those clog, water backs up into the roller housings and rusts them out. A paperclip clears them fine.

Past that, I’d stop. Window balancers are under tension, and a spiral balance that lets go will put a gash in drywall or in your hand. Patio door rollers mean lifting a 150-pound door out of its frame, and a slipped glass panel is a trip to urgent care.
