Which Moen Models This Applies To

Moen’s home addition and ADU work centers on a few core lines you’ll see specified in L.A. building plans: the Posi-Temp pressure-balancing shower valve (models 2510, 2520, 2570), the Moentrol valve (3520, 3570), and the ExactTemp thermostatic valve (S3371, S3600). Each uses a different cartridge, and they’re not interchangeable. The Posi-Temp takes the 1222 cartridge, the Moentrol takes the 1200 or 1225, and the ExactTemp is a different animal entirely with its own thermostatic element.

Here’s the gotcha we see at least once a month on Los Angeles ADU jobs: a homeowner buys a beautiful Moen trim kit online, then discovers it’s built for a Moentrol valve while their plumber roughed in a Posi-Temp. Trim kits don’t cross series lines. Before you buy anything, pull the handle and read the model number stamped on the brass valve body, or the sticker on the plastic guard plate. If you’re not sure, take a photo and bring it in or text it to us before you spend $200 on a trim you can’t return once it’s out of the box.

For replacement cartridges, stick with genuine Moen. The aftermarket 1222 copies are $8 cheaper and they fail in eighteen months. Genuine Moens run 10 to 15 years in Los Angeles water. That’s not a sales pitch; we’ve pulled too many swollen, seized aftermarket cartridges out of walls to pretend otherwise.

Signs Your Moen Home Additions & ADU Is Failing

• Shower won’t hold temperature when someone flushes a toilet. That’s the 1222 or 1200 pressure-balancing spool sticking due to hard water scale. It’s a cartridge replacement, not a valve replacement, and it usually takes under an hour.
• Tub spout drips constantly or water runs from the spout when the shower is on. The diverter gate inside the spout is worn or the cartridge isn’t seating fully. If it’s a slip-fit spout, the O-ring on the copper stub-out may have gone flat.
• Handle turns all the way but water barely flows, or it’s full-blast with no in-between. Scale has built up on the cartridge stem, or the handle broach adapter is stripped. We see this more in Los Angeles neighborhoods on the west side and in the Valley, where water hardness varies block to block.
• Water leaks from behind the handle or at the wall plate. On Posi-Temp valves, this is almost always the three O-rings on the cartridge body, which flatten over time. On Moentrol valves, it’s the handle-to-stem seal or the packing nut working loose.
• New Moen fixture runs hot-then-cold during a shower. This is an installation or adjustment issue, not a part failure, in most L.A. ADU builds. If the hot limit stop wasn’t set after water heater changes, or the valve was installed upside down, the pressure-balancing spool reads the temperature wrong and overcorrects.

DIY or Call Us?

Replacing a Moen 1222 cartridge is within reach for a careful homeowner: kill the water, pull the handle and stop tube, and use the white plastic removal tool that comes with the new cartridge. That said, the failure we see from DIY attempts is a seized cartridge. In hard-water Los Angeles areas, the cartridge can weld itself into the valve body, and yanking it with pliers scores the brass bore. Now you need a new valve, and the wall has to come open. If the cartridge doesn’t slide out with medium hand pressure, stop and call us. Not because we’re trying to sell you a job, but because we’d rather spend twenty minutes with an extractor than four hours opening a wall you just closed.

For valve replacement or anything behind the wall, that’s a job for a licensed plumber, and in Los Angeles, a permit is required for re-piping or relocating fixtures in additions and ADUs.
