Wellborn Home Additions & ADU: The Los Angeles Owner’s Guide
If you’re planning a Wellborn home addition or ADU in Los Angeles, we install and finish them for $53,100-$153,400, depending on square footage, foundation work, and interior finish level. Most owners call us after sitting on a set of plans for months, unsure whether the numbers they got from an out-of-town builder will hold. The short answer: a Wellborn addition or ADU in LA County comes down to site prep, framing, dry-in, and the interior package you pick, and we price all of it in writing before we move a single yard of dirt.
Wellborn doesn’t build the structure itself. Wellborn supplies the cabinetry, built-ins, millwork, and interior trim packages that go inside your addition or ADU. So when a homeowner says “Wellborn home addition,” what they usually mean is a new space finished with Wellborn cabinet lines, door styles, and hardware. That distinction matters, because the cost difference between a bare-framed addition and one finished with Wellborn Forest or Wellborn Premier cabinetry is significant. We’ll walk you through exactly where those dollars go.
Which Wellborn Models This Applies To
Wellborn Cabinet offers four core cabinet lines that we install in additions and ADUs across Los Angeles: Wellborn Premier (full-overlay, soft-close standard, upgraded finishes), Wellborn Estate (semi-custom, more door profiles and finish options), Wellborn Select (entry-level, still all-plywood construction), and Wellborn Closets (wardrobe systems, perfect for the ADU bedroom and hallway storage). Each line uses different door construction methods, so matching a part or adding to an existing Wellborn set later requires knowing which series you already own. The finished cabinet interior will have a staple or stamp on the back of the drawer box or on the hinge plate with a four-digit cabinet code. Take a photo of that before you call anyone.
One compatibility gotcha we see often: Wellborn finish codes from 2010 and earlier don’t match today’s paint and stain formulas. A cabinet in “Honey Spice” from 2008 will not touch-up cleanly with a 2026 “Honey Spice” factory touch-up kit, because the stain vendor changed. The box color is close, but under natural Los Angeles light, it’s close enough to notice. If you’re adding onto an existing Wellborn run, budget for refacing the entire wall rather than patching one door. It sounds expensive until you see the two tones side by side.
We’re an independent Los Angeles contractor. We are not affiliated with Wellborn Cabinet and we don’t claim to be. We buy Wellborn cabinetry through our regional supplier, we know the door profiles and the hinge hardware, and we install it the way the factory intended: level, shimmed, and square to the stud.
Signs Your Wellborn Home Additions & ADU Is Failing
- Doors no longer line up or drift open on their own. Los Angeles clay soil moves with every rain-and-dry cycle. When a slab or foundation shifts a quarter inch, wall cabinets rack slightly, and Wellborn hinges and face frames won’t hide it. The cabinet didn’t fail, the structure under it moved. We check the foundation line before we touch a hinge.
- Drawer slides stick, grind, or throw a drawer sideways. Undermount soft-close slides on Wellborn Premier and Estate lines wear out eventually, especially in high-use ADU kitchens. More often, the cabinet box itself has loosened from the wall and the drawer is fighting an unlevel track.
- Water staining at the base of the sink cabinet or edge-banding peeling on doors and drawer fronts. Even a slow drip under a Los Angeles ADU kitchen sink will swell the plywood cabinet floor over time. By the time the edge band separates, that door is usually beyond repair.
- Hinges pulling out of the face frame or screws stripped in the door. Wellborn uses a mix of concealed and exposed hinges depending on the line. If the door has been adjusted too many times, the screw bore wallows out. It’s a five-dollar fix with the right coupling hardware, and a permanently ruined door with the wrong fix.
- The finish is chalking or fading unevenly on one cabinet run. Los Angeles sun through an unprotected ADU window will break down a Wellborn finish faster than the factory intended. South- and west-facing kitchen windows are the usual culprits in the Valley and South Bay. UV film on the window often stops the damage before we have to refinish.
Replacement Cost & What’s Included
Wellborn home additions and ADUs in Los Angeles run $53,100-$153,400 installed, and the spread depends on four things: foundation type (post-tension slab, raised, or new monolithic pour), total conditioned square footage, whether the space requires a new electrical sub-panel or upgraded service, and the Wellborn cabinet line you select for the kitchen and bath. A 400-square-foot ADU with a Wellborn Select kitchen and one bath will land near the low end. A 1,000-square-foot addition with Wellborn Premier cabinetry, two baths, and a full custom closet system will sit at the high end.
Every price we give you in Los Angeles includes permits pulled, inspections scheduled and passed, site protection, demolition and hauling, framing, drywall, paint, flooring, electrical, plumbing, the Wellborn cabinets and trim, and a written line-item breakdown before you sign. Change the scope and you’ll see a written change order with the new number before the work changes. We don’t surprise anyone at the final walkthrough. All work carries our 90-Day Done Right Promise: if something isn’t right, Tom Barrett comes back and makes it right, one call.
DIY or Call Us?
You can safely measure your existing Wellborn cabinet boxes, hinges, and door widths, and photograph the cabinet codes on the drawer boxes. That helps us quote you accurately over the phone. You can also check for soft-close drawer slide failures by pulling the drawer fully out and pressing the release tabs. What you shouldn’t do is attempt to remove or reset a racked wall cabinet on your own. A loaded Wellborn upper cabinet with dishes inside weighs more than you think, and when it comes off the wall it comes down fast, with you under it.
For the ADU itself, framing, electrical, plumbing, and roof connections are not weekend projects. Los Angeles has strict building codes, and an addition or ADU built without permits will come up in the title search when you sell. The permit inspector works for you, not for me, which is exactly why I like him. If you want the cabinet-level detail and the addition-level structure handled by one crew that answers the phone, call (877) 610-1318.
FAQs
Wellborn cabinets in a Los Angeles ADU or addition typically last 20-30 years when installed level, vented, and kept dry. The hinges and slides will wear out long before the plywood boxes fail. We regularly see Wellborn kitchens from the early 2000s in the Valley with original boxes that are still solid, just in need of new hardware and refreshed doors. Call (877) 610-1318 if you’re deciding between refacing and replacing, and we’ll give you an honest read.
Yes, often. Replacing hinge plates, drawer slides, and door fronts is straightforward on Wellborn Premier and Estate lines. A swollen sink cabinet floor or a racked wall cabinet usually means replacement of that individual box or a structural fix behind it first. For exact pricing on a Wellborn repair in Los Angeles, call (877) 610-1318 and we’ll walk you through it.
Most Wellborn ADUs and home additions in Los Angeles take 4-8 months from permit approval to final inspection, depending on size, foundation work, and how quickly the city signs off on each phase. The cabinet installation itself, once the space is dried in and painted, usually takes 2-5 days. Submitting complete plans the first time keeps the whole schedule from stretching, and we handle that paperwork for you.
We keep common Wellborn hinge plates, soft-close drawer slides, shelf clips, and touch-up kits in the truck for Los Angeles service calls. Doors, face frames, and finished cabinet boxes are ordered per job through our regional Wellborn supplier, because matching finish codes and door profiles from stock isn’t something anyone does reliably. Turnaround on ordered Wellborn parts in the LA area is typically two to three weeks.
If you’re ready to get an exact price on a Wellborn home addition or ADU in Los Angeles, call (877) 610-1318 to schedule your free estimate.
