Modular ADUs are built precisely at the factory, but Miami’s wind, salt, and water table push every component to its limit. Here’s what we see and fix:

  • Sill plate and wall-to-slab anchors loosening against CBS structures. Wind-driven vibration against concrete block and stucco mains shakes Abodu modules differently than against wood-frame houses. The factory anchors work at first, then work loose over one or two hurricane seasons. We re-anchor with stainless wedge bolts through the block and torque to spec.
  • Flat-roof membrane lifting at the parapet seam during Miami’s May-October downpours. The southeast-facing parapet takes the worst of the wind and rain. The factory seam fails there first, and water wicks into the fiber-cement wall panel below. We replace the roof-to-wall flashing with Miami-Dade NOA-rated peel-and-stick membrane before the damp drywall shows.
  • Window and door flashing failing at the steel-frame interface. Coastal salt air works on the factory flashing joints until pinholes open. Moisture follows the steel frame into the wall assembly, and you smell it before you see it. We pull the window, install NOA-rated flashing, and reseat the frame against HVHZ protocol.
  • Undersized tie-downs at the ADU-to-main-house connector shifting after tropical-storm gusts. The connector Abodu ships with is fine for northern Florida wind zones. In Miami-Dade, it’s too light. We upsize the tie-downs and through-bolt them, then document the upgrade for the inspector.
  • Repeated water intrusion at a panel seam. When an Abodu module has leaked at the same seam twice, we don’t patch it a third time. We pull the whole panel and replace it. The labor to chase a leak twice costs more than the panel, and the mold never lies.

Abodu Service in Miami: What Local Conditions Mean for Your Equipment

Miami-Dade County’s Notice of Acceptance system requires every Abodu roof panel and window assembly to carry a Miami-Dade product approval before an inspector will sign off. That standard is not enforced in Broward or Palm Beach counties, so a client who bought an Abodu unit for a lot in Kendall will sometimes find their approved plans are invalid just west of the county line. The Miami-Dade NOA mark is pinned to specific products, specific installation methods, and specific fasteners, and if the unit was originally spec’d without it, our job is to retrofit the whole envelope until it passes. That often means swapping OEM fasteners for stainless or hot-dipped galvanized, adding NOA-rated door and window flashing, and re-documenting every tie-down for the HVHZ inspector.
