The rails split where the old growth wood had dried and twisted.
- Stock vinyl panels cracking at mid-rail in summer heat. Austin’s 100°F+ afternoons are brutal on unshaded west-facing runs. When installers set vinyl panels too tight without expansion clearance, the panels crack at the mid-rail by August. We see it in newer subdivisions where fences went in fast and cheap.

- Posts heaving out of the ground on the east side after a wet winter. The same clay that swells in rain shrinks in drought, and a shallow-set post gets squeezed upward inch by inch. You’ll notice the post cap sitting two or three inches proud of the panel line. This is the earliest warning sign of a bigger soil movement problem.

Here’s something that doesn’t show up on a manufacturer spec sheet. Austin straddles the Balcones Escarpment Fault Zone, which means the ground itself changes character depending on which side of I-35 you’re on. West of the highway you hit dense limestone bedrock, sometimes six inches below the surface. East of it, you’re in Blackland Prairie expansive clay, what old timers call black gumbo, that moves several inches vertically between drought and flood season.
