The black clay soil below radiates heat upward, and sustained 100°F stretches bake the roof deck from both sides. Shingles expand and contract. Granules start to shed. We see it most on homes with dark shingle colors and limited attic ventilation.
  • Cedar Impressions siding warping at butt joints. This polymer siding expands under humid, 100°F Dallas days. When the wall cavity is unventilated, that expansion pops the panel locks. Panels warp at the seams. The fix often means removing and reinstalling with proper ventilation, not just caulking the gap and hoping.
  • Carriage House shingle cracking along nail lines after hail. Carriage House has thin, cut-out tabs. Dallas hailstones hit those tab edges at high velocity, and cracks propagate along the nail lines. A cheaper architectural shingle with a thicker profile survives better here.
  • FlintBoard insulation sagging in pier-and-beam floor cavities. Homes from the 1920s through the 1950s in Oak Cliff and Kessler Park sit on pier-and-beam. When heavy rain hits, the clay beneath wicks moisture up. FlintBoard absorbs it, sags, and loses R-value. We typically recommend pulling it and installing rigid foam with a vapor barrier instead.
  • Post-tensioned cable strikes during re-nailing. On newer Dallas infill builds, post-tensioned slab cables run inches below the roof deck in some cases. A roofer who isn’t checking cable locations before re-nailing can puncture one. That’s a catastrophic, dangerous failure. We locate cables first. Always.
