  • Seismic micro-shifting causing nail pops and shingle cracking. Highland Park and other hillside areas sit on older GAF roofs nailed directly to skip sheathing. Small quakes you barely feel are enough to back nails out. Cracks follow the nail lines, and then water finds its way in.
  • Improperly sealed Timberline starter strips leading to blow-offs. On eaves facing the Sepulveda Pass wind corridor, a starter strip that wasn’t sealed properly during install becomes the failure point. The whole first course goes loose and you get blow-offs after one good wind event.
  • Leaks at flashing junctions on Spanish Colonial Revivals. Los Feliz and similar neighborhoods are full of 1920s and 30s homes with complex roof-to-wall intersections.
