Common Belgard Construction Problems We Fix in Los Angeles

Belgard makes a good product. But LA has a way of finding the weak points in any paver installation. Here’s what we see most often, and why it happens:

  • Settling and heaving on clay soil. LA’s expansive clay swells when it rains and shrinks when it dries. Over time, that movement pushes pavers up or sinks them, especially on Belgard Mega-Arbel driveways where vehicle weight compounds the problem. Uneven surfaces turn into trip hazards and water pools in the low spots. Most of the time the fix isn’t just re-leveling the pavers; it’s rebuilding the base underneath so the soil stops winning.
  • Efflorescence and sun fading on tumbled pavers. Belgard Dublin Cobble and Belgard Weston Stone are popular in Los Angeles because they look like old European streets. But our hard water leaves mineral deposits on the surface, and our intense sun bleaches color out of the top layer. Efflorescence shows up as a white chalky film; fading shows up as patchy, washed-out color. Both are fixable with proper cleaning, re-sanding, and sealing, but the wrong sealant makes it worse.
  • Edge restraint failure on driveways. This is big. When a driveway edge course isn’t locked in with a concrete toe edge, daily car turns push the border pavers outward. We see it constantly on Belgard Catalina Slab driveways where the edge course meets asphalt or a street transition. Pavers crack, shift, or pop out. The real fix is a reinforced concrete edge, not another bag of sand.

But after a heavy atmospheric river rain, or if your irrigation overspray hits the patio every morning, that sand breaks down and washes out. Weeds sprout through the joints. Ants move in. Belgard Mega-Arbel patios with wider joints are especially prone. The fix is digging out the old sand, re-sanding with a high-quality polymeric product rated for LA’s wet-dry cycles, and sealing.
  • Base failure after poor original installation. A lot of Belgard pavers in Los Angeles were installed by crews who cut corners on the base. Too little crushed rock, no compaction, no geotextile fabric between the native clay and the base. It looks fine for a year or two, then the whole surface starts moving. When the base fails, spot repairs are a band-aid. That’s a full remove-and-reinstall job.

For base materials and joint sand, we do things a little differently. We use high-quality aftermarket crushed stone, geotextile fabric, and polymeric sand because, in our experience, they hold up better in Los Angeles clay than some factory-recommended options. Our repair-vs-replace call is honest. Surface issues like fading, efflorescence, or failed sand joints can usually be corrected with cleaning, re-sanding, and sealing.
